Charles Street sits within the historic clay-mining settlement of Bugle, a village characterised by traditional terraced housing, simple rendered façades, and practical vernacular detailing reflective of Cornwall’s industrial heritage.
The proposal for a new build dwelling on this site focuses on delivering a context-led, high-quality home that responds sensitively to the surrounding streetscape while meeting modern standards of comfort and energy efficiency.

Site & Context
Charles Street is typified by:

The new dwelling has been designed to reinforce this pattern, maintaining the established building line and rhythm of development.
Design Approach
1. Scale & Massing
The dwelling adopts a traditional two-storey form with a simple pitched roof, reflecting the proportions of neighbouring properties. Ridge and eaves heights are carefully considered to sit comfortably within the street scene.
2. Materials
- Light-coloured render to reflect local character
- Natural or fibre-cement slate roof finish
- Dark grey or anthracite window frames for a contemporary yet respectful appearance
- Stone detailing (where appropriate) to subtly reference Cornish vernacular
3. Layout & Accommodation
Internally, the home is arranged to provide:
- Open-plan kitchen/dining area with garden access
- Separate lounge space
- Ground floor WC/utility
- Three bedrooms at first floor level with family bathroom
The design maximises natural light through well-proportioned window openings while maintaining privacy to neighbouring properties.
Access & Parking
Vehicle access is retained from Charles Street with off-street parking provided to comply with Cornwall Council standards. Pedestrian access remains direct and legible from the public highway.
Sustainability & Performance
The dwelling is designed to exceed current Building Regulations requirements through:
- High-performance insulation
- Air-source heat pump (if applicable)
- Low-energy lighting
- Potential photovoltaic panels (subject to visual considerations)
Surface water drainage is managed sustainably, with permeable surfacing or attenuation where required.
